Full service real estate sales and property management. Sales of single family houses, condos/townhouses, and income property (apartments) throughout the area (primarily Orange County). Offering information based on 1450 completed transactions since 1987, which will ease the complexity of any transaction and offer insight into optimally achieving the client’s specific goals. We also furnish information and general counseling relating to real estate trends, technology, market changes and tax advantages.  These points include selling a home sooner than is normal for the area while garnering the seller the most advantageous offer whether the emphasis is a specific bottom line or terms and conditions of the sale. Focusing on Buyers’ needs from: educating the first timer or sharing the latest legal changes to the seasoned investor, negotiating for the buyer’s “true” requirements and getting offers accepted in instances of multiple offers,  prequalification of the buyer’s financial situation.

What is a good lead for me?

Anyone needing someone who is well experienced with whom they can trust to work for their best interest in total focus! Anyone who wants to be educated about the home buying and/or selling process; anyone considering a “move up” or thinking about downsizing, whether to this county or another; anyone whose property is in a “Trust” or thinking about the need for a “Trust” rather than probate; anyone considering real estate as an investment. Anyone concerned about the sale of an existing property relating to possible tax consequences; anyone considering moving to Southern California.  Anyone who requires an experienced agent to take care of “dressing up the house” for the seller (coordinating bids, repairs and/or upgrades) in the sellers absence and be “responsible” for the work.  In a nutshell, a good lead is anyone who wants to investigate or create the “right” action for their circumstance. With so many years of full time experience we’ve probably “seen this and done that.”

Member Bio

Joe is a licensed real estate broker who married his business partner of 23 years. Kris (his wife), has also been selling real estate since 1986 and together they have raised 5 children in Orange County. Joe was raised in Maryland. After college he moved to southern California to start his business career, while Kris’ family raised her mostly in the Fountain Valley area where she graduated from Fountain Valley High School and Cal State Fullerton. Perennial top producing Realtors at STAR Real Estate, both enjoy snow skiing, water sports, golf, travel and enjoying their grandchildren. Joe is , a member of the National Association of Realtors, California Association of Realtors, Orange County Association of Realtors, certified “e-Pro” (technology user since 1992 and still loves to beta test the new technology), SFR-designation for Foreclosure & Short Sale Specialist, “Value Specialist”, real estate trainer and brokerage manager. Additionally, the Lightman’s continue to offer annual “Business & Real Estate Scholarships” to students attending Golden West College.
